Lease Transactions 

Transactions completed in the last 90 days include:

  • Inverness Medical Innovations signed five-year leases for 57,300 s.f. and 29,918 s.f. at 70 S. Keller and 30 S. Keller, respectively, in the Maitland Center submarket.

  • Fairwinds Credit Union renewed its lease on 38,366 s.f. through 2016 at Century Plaza in the CBD.

  • Brijot Imaging Systems signed a three-year sublease for 17,604 s.f. at Northpoint Center IV in the Lake Mary submarket.

  • Pinnacle Financial Corporation signed a three-year lease for 10,498 s.f. at Maitland Forum in the Maitland Center submarket.

  • Seipp and Flick signed a three-year sublease for 9,919 s.f. at Northpoint IV in the Lake Mary submarket.

Sales Activity

Building sales of note:

  • SunTrust Center’s North Tower (138,354 s.f., Class B), located in the Orlando CBD, was sold to Kan AM by SunTrust Bank for approximately $13.8 million ($139/s.f.).

  • Park Center (102,169 s.f., Class A), located in the Maitland Center submarket, was sold to EOLA Capital by a joint venture between DRA Advisors and Tower Realty Partners for approximately $13.8 million ($135/s.f.) as part of a portfolio sale.

  • DRA Advisors and Tower Realty Partners also sold Maitland Forum (266,881 s.f., Class B), located in the Maitland Center submarket to EOLA Capital for $36.1 million ($135/sf).

  • CMD Realty Investors sold three buildings located in the Maitland submarket, to America’s Capital Partners:

  • 2400 Maitland Center (99,505 s.f., Class A) for $13.8 million ($139/s.f.)

  • 500 Winderley Place (98,905 s.f., Class B) for $12.9 million ($130/sf)

  • Interlachen Corporate Center (79,090 s.f., Class B) for $9.3 million ($118/sf) 

Construction Activity    

  • Flagler Development recently completed construction on 1400 SouthPark Center (112,000 s.f., Class A), located in the Southwest submarket.

  • Opus South Corporation recently completed construction on University Corporate Center III (104,000, Class A) in the University submarket.

  • Bavar Properties Group announced plans to build one story, Class A office buildings, totaling 350,000 s.f. in the Airport submarket.
