Building sales of note:

North X Northwest – Overlook Building in the Northwest submarket (32,715 s.f., Class B) sold to Bakshi Enterprises for $2.84 million ($87/s.f.). The sellers were Streetcar Properties LLC and Haven Cobb Properties LLC.

5655 Peachtree Parkway in the Northeast submarket (50,901 s.f., Class A) was sold by Century Pacific Mortgage Corp. The buyers, Scott and Julia Rodriguez, purchased the building for $5.2 million ($102/s.f.).

Northchase Office Park - 1165 Northchase Parkway in the Northwest submarket (85,152 s.f., Class B) was purchased by Westminster Northchase LLC for $8.4 million ($99/s.f.). The seller was CMD Realty Investment Fund III LP.

Mansell 400 Business Center in the North Fulton submarket (5 buildings, 188,400 s.f., Class B) sold to Block and Company Inc. for $22.1 million ($117/s.f.). UBS Wealth Management/Colonial Properties Trust was the seller.
Construction Activity

Ben Carter Properties plans to begin construction next quarter on Buckhead Esplanade (300,000 s.f., Class A) as part of the Streets of Buckhead project.

Carter has plans to begin construction in the coming months on Lindbergh City Center in Buckhead (250,000 s.f., Class A).

Crocker Partners is set to break ground first quarter 2008 on Two NorthPlace (230,000 s.f., Class A) in the Central Perimeter submarket, and expects a late 2008 delivery.
