  • Georgia Department of Transportation signed a new lease for 267,854 s.f. at One Georgia Center.

  • At Bank of America Plaza, Frazier & Deeter signed a new direct lease and expanded to
    60,000 s.f.

  • Two leases were signed at Peachtree Center:

    • Atlanta Convention & Visitors Bureau signed a new lease for 31,700 s.f.

    • Intelliteach leased 11,500 s.f.

  • Two leases were signed at 191 Peachtree:

  • Fields, Howell, Athans & McLaughlin, LLP leased over 26,000 s.f.

  • Merchant & Gould PC leased 19,000 s.f.

Active Requirements   

  • Deloitte & Touche is in the market for almost 200,000 s.f. and is focused on 191 Peachtree for a possible consolidation

  • Hunton & Williams law firm has a 130,000 s.f. requirement and is also considering Midtown

  • At 1180 Peachtree, Woodcock Washburn leased 12,174 s.f.

Active Requirements

  • Seyfarth Shaw is still active in the market with an 80,000 s.f. requirement.

Leasing Activity

  • Three leases were signed at 3344 Peachtree:

    • Littler Mendelson PC leased 33,000 s.f.

    • Staubach Corporate Services Division signed a new lease for 15,000 s.f.

    • Aubrey Daniels International leased 9,000 s.f.

  • Leases signed this quarter at the South Terraces included:

    • AOL signed a new lease for 7,913 s.f.

  • Two leases were signed at 3003 Summit Boulevard:

    • Eastman Kodak Company renewed their lease for just under 50,000 s.f.

  • Haverty’s Furniture Companies, Inc. signed a renewal for roughly 49,000 s.f. at Centrum at Glenridge.

  • At The Park at Windward Concourse, Arrow Electronics Inc. leased 21,000 s.f.

  • HQ Global Workplaces renewed their lease for 19,251s.f. at Northwinds I.

  • At Huntcrest I two leases were signed:

  • Universal Avionics Systems Corporation leased 27,000 s.f. at Park Summit.

  • SunTrust Mortgage Inc. signed a new lease for 17,260 s.f. at Huntcrest II.

  • Element Funding sublet 2,670 s.f. at Peachtree Ridge.

Active Requirements   

  • Primerica is looking for 400,000 s.f.

  • LSI Corporation is in the market for 50,000 s.f.

  • Medquist is in the market with a 40,000 s.f. space requirement.

Northwest

Leasing Activity

  • AdvanceMe Inc. leased just over 50,000 s.f. at 500 Barrett Office Center.

  • Allconnect Inc. leased 24,682 s.f. of call center space at Riveredge Summit.

  • At Atlanta Galleria – Bldg 400, Harbor Payments expanded into an additional 24,590 s.f.

  • At Cumberland Center II, the Societe International de Telecommunications expanded into 12,380 s.f.

Active Requirements   

  • Solvay Pharmaceuticals is in the market for 110,000 s.f.

  • GE Commercial Finance is in the market for 100,000 s.f., and is rumored to be focused on Wildwood.

  • American Family Insurance is looking for 40,000 s.f.

  • Allconnect Inc. has an additional Northwest requirement for 35,000 s.f. of professional office space.

  • Waste Management has up to an 18,000 s.f. requirement.

Building Sales

Building sales of note:  

  • North X Northwest – Overlook Building in the Northwest submarket (32,715 s.f., Class B) sold to Bakshi Enterprises for $2.84 million ($87/s.f.).  The sellers were Streetcar Properties LLC and Haven Cobb Properties LLC.

  • 5655 Peachtree Parkway in the Northeast submarket (50,901 s.f., Class A) was sold by Century Pacific Mortgage Corp.  The buyers, Scott and Julia Rodriguez, purchased the building for $5.2 million ($102/s.f.).

  • Northchase Office Park - 1165 Northchase Parkway in the Northwest submarket (85,152 s.f., Class B) was purchased by Westminster Northchase LLC for $8.4 million ($99/s.f.).  The seller was CMD Realty Investment Fund III LP.

  • Mansell 400 Business Center in the North Fulton submarket (5 buildings, 188,400 s.f., Class B) sold to Block and Company Inc. for $22.1 million ($117/s.f.).  UBS Wealth Management/Colonial Properties Trust was the seller.

Construction Activity

  • Ben Carter Properties plans to begin construction next quarter on Buckhead Esplanade (300,000 s.f., Class A) as part of the Streets of Buckhead project.

  • Carter has plans to begin construction in the coming months on Lindbergh City Center in Buckhead (250,000 s.f., Class A).

  • Crocker Partners is set to break ground first quarter 2008 on Two NorthPlace (230,000 s.f., Class A) in the Central Perimeter submarket, and expects a late 2008 delivery.

  • At Sanctuary Park in the North Fulton submarket:

    • Stonebridge II (141,805 s.f., Class A) delivered during the fourth quarter and is 100 percent leased to Verizon Wireless. 

    • November 2008 deliveries are planned for two buildings under construction:

      • Oak View III (200,135 s.f., Class A)

      • Stonebridge III (161,637 s.f., Class A)

  • Transwestern broke ground this quarter on The Davinci Building in the Northeast submarket (77,142 s.f., Class A), with delivery expected third quarter 2008.
